Foreign Buyers in the Italian Property Market: How Their Priorities Are Changing

Earlier this year, in our article Why 2026 Could Be Another Strong Year for Italian Real Estate, we looked at several indicators suggesting that international demand for Italian property remained resilient despite economic uncertainty and changing global conditions. The latest market data appears to confirm that outlook, with interest from foreign buyers remaining strong and Italy continuing to attract everyone from second-home seekers and retirees to remote workers and those considering a full-time move.

What is particularly interesting, however, is not simply that buyers are still coming to Italy, but how their approach to the search is evolving: rather than concentrating solely on the traditional hotspots, they are placing greater emphasis on lifestyle, long-term livability, and properties they can begin enjoying straight away. In many cases, this means looking beyond a vacation home in isolation and searching instead for a place that fits naturally into a broader life plan.

Looking Beyond the Usual Destinations

Italy's most famous locations continue to attract strong interest, with Lake Como, for example, returning to the top of the rankings among international buyers during the first half of 2026. At the same time, however, demand is becoming more geographically diverse, as areas such as Lake Trasimeno, Sabina, Cinque Terre, and Lake Idro draw growing attention from overseas buyers.

This broader interest mirrors what we often see with our own clients: many begin their search with a specific destination in mind, only to discover that another region offers a better combination of lifestyle, value, accessibility, or future potential. As they become more familiar with Italy and the variety it offers, they are increasingly willing to look beyond the big names and explore places that align more closely with how they actually want to live.

Lifestyle is Taking Center Stage

For many international buyers, the search is no longer driven solely by scenery or proximity to famous attractions, as practical considerations now play a much larger role. They are asking whether they could spend several months a year in a particular place, work remotely from there, or eventually use the property as the basis for a future relocation or retirement plan.

As a result, these questions are shaping buying decisions just as much as views, historic charm, or postcard-perfect landscapes, with buyers thinking less about where they want to vacation and more about where they can genuinely see themselves building a life.

Move-In Ready is Increasingly Popular

That focus on practicality is also reflected in another clear trend: the growing preference for homes that require little or no work. According to recent data, more than 60% of enquiries focus on properties that are already renovated or in good habitable condition.

Renovation projects still appeal to some buyers, particularly those hoping to create a highly customized home, but many are choosing simplicity instead; for overseas purchasers, a property that is ready to enjoy often feels like the more practical and predictable option.

Demand Spans a Wide Range of Budgets

Although this preference for ready-to-enjoy homes is significant, the data also challenges the idea that international interest in Italy is limited to luxury properties, since more than 44% of enquiries are for homes priced below €100,000.

When considered alongside continued demand from buyers in the United States, the United Kingdom, Germany, and several Northern European countries, this highlights one of Italy's greatest strengths: opportunities remain available across a wide range of budgets and lifestyles.

What Buyers Can Learn From These Trends

Taken together, these trends suggest that the biggest takeaway from the first half of 2026 is not simply the continued strength of international demand, but the fact that buyers are becoming more intentional. Rather than focusing exclusively on the most famous destinations, many are taking a broader view of what is possible and considering how and where they want to live, what kind of property best supports their goals, and which regions offer the right balance of lifestyle and opportunity.

Italy's appeal remains as strong as ever. What is changing is the perspective buyers bring to the search, as they look at the country more widely and with a clearer sense of what they want from life in Italy.
